What are the minimum requirements to qualify for bank financing?

To be eligible for investment loans in Germany, banks typically look for three things:

Income: A minimum net household income of approx. €2,500 - €3,000 per month.

Status: A valid residency permit (Blue Card or Permanent Residence) and an unlimited employment contract (unbefristet).

Solvency: A clean SCHUFA record (no major unpaid debts).

Do I really need €0 savings to start (110% Financing)?

It is possible, but it depends on your profile.

110% Financing: The bank pays the purchase price and the closing costs (Notary/Tax). This requires a very strong income and credit score.

100% Financing (Standard): The bank pays the full purchase price. You only cover the closing costs (approx. 5.5-7%). This is the most common and safest route for most investors.

I am on a Blue Card / Temporary Visa. Can I still invest? Yes.

While many local banks reject temporary visas, we work with specialized lenders who understand the Expat situation. As long as your income is stable and your residence permit is valid, we can usually secure financing for you.

I don’t have time to be a landlord. Who handles the property?

Our concept is designed for busy professionals. We offer a 360° Management Service ("Sorglos-Paket"). This means a professional property management company handles everything: finding tenants, collecting rent, and organizing repairs. You remain the owner, but you don't have to deal with the daily hassle.

What happens if the tenant moves out or doesn't pay?

We primarily invest in high-demand A-locations (like Munich surroundings or Speckgürtel) where vacancy risk is near zero. Additionally, we can offer Rental Insurance (Mietpool or Mietausfallversicherung) that secures your income even if the apartment stands empty for a month.

How much does your service cost? (Is it really free?)

Yes, our strategy consultation and property sourcing are 100% free for you as the buyer. How we get paid: In Germany, the seller (developer or owner) pays the commission for the marketing of the property. We are compensated by them, not by you. This is standard market practice, ensuring you get expert advice without upfront fees.

How does the "Tax Trick" actually work?

Germany allows you to deduct interest, management fees, and a percentage of the building’s value (AfA) from your taxable income. Essentially, the losses on paper from the property reduce your income tax bill from your main job. The result: The tax office (Finanzamt) refunds you money at the end of the year, which you can use to pay off the loan. We calculate your exact potential in the strategy session.
