To be eligible for investment loans in Germany, banks typically look for three things:
Income: A minimum net household income of approx. €2,500 - €3,000 per month.
Status: A valid residency permit (Blue Card or Permanent Residence) and an unlimited employment contract (unbefristet).
Solvency: A clean SCHUFA record (no major unpaid debts).
It is possible, but it depends on your profile.
110% Financing: The bank pays the purchase price and the closing costs (Notary/Tax). This requires a very strong income and credit score.
100% Financing (Standard): The bank pays the full purchase price. You only cover the closing costs (approx. 5.5-7%). This is the most common and safest route for most investors.
While many local banks reject temporary visas, we work with specialized lenders who understand the Expat situation. As long as your income is stable and your residence permit is valid, we can usually secure financing for you.
